With beautiful gardens and scenic rural views, it offers a peaceful retreat in a stunning countryside setting. The third bedroom, with a small double bed (for one), provides a cosy space for restful sleep, making this property ideal for families, friends, or couples. Outside, the front balcony offers views across the valley and river, an idyllic spot to unwind with a morning coffee or after a day spent exploring Exmoor National Park. The private enclosed rear garden is perfect for relaxing, and includes a hot and cold dog shower for cleaning up after muddy walks or beach adventures. Private parking for one vehicle is available at the front of the cottage.

Inside Clicket Water, you’ll find a well-designed space that blends comfort with the charm of a traditional cottage. The living room is warm and inviting, featuring comfortable seating, a Smart TV, Wi-Fi, and a wood burner, making it the perfect place to relax after a day of exploring. The kitchen is fully equipped with everything needed for a self-catering stay. It includes a fridge, slimline dishwasher, microwave, coffee machine, induction hob, washing machine, and double electric oven. A utility area is also available on the ground floor. Upstairs, there are three bedrooms. The master bedroom has a super king-size bed and overlooks both the rear garden and the valley and river at the front. The second bedroom has a double bed and views across the valley and river. The third bedroom has a small double bed (4') for one guest, making this property a perfect retreat for families, friends, and couples alike. Electricity and heating costs are included in the price of your accommodation. Clicket Water has central heating throughout the property. There is a wood-burner in the living room and some logs will be provided to get you started in the cooler months. Bed linen, duvets, and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. A welcome pack will be provided for your arrival. Cleaning materials such as washing up liquid and dishwasher tablets will be present in the property. One or two toilet rolls will be provided.

The outdoor areas at Clicket Water offer the perfect setting to soak up the beauty of the Exmoor countryside. At the front of the cottage, a private balcony provides idyllic views over the valley and river, making it an ideal spot to unwind after a day exploring the local area. Whether enjoying a morning coffee or relaxing in the evening, the peaceful surroundings create a truly tranquil retreat. There is permanent casual seating here, and it's a bit of a sun trap from noon onwards. The rear garden is private and enclosed, offering a quiet space to enjoy the fresh country air. The garden is terraced, with a flight of steps leading to the grassed area, providing a lovely outdoor space for guests to enjoy. For those bringing a four-legged friend, a hot and cold dog shower is available - perfect for cleaning up after muddy woodland walks or a day at the beach. Please note there are 7 steps up to the property entrance, and the lane to access the property is not managed by the council, so please be aware it can be bumpy, we advise taking it slowly.

Please do not allow your dog/s upstairs; a pull across stair-gate at the bottom of the stairs has been provided for this purpose. Also, please only allow your dog/s on the furniture if you have brought your own throw/blanket for them.
Your dogs are not allowed to be left alone in the cottage. However if they are used to being left alone, this is permissible for short periods, but they must be housed in a crate. A large and a medium sized crate is available at the property should you wish to use them.
If you have advised us you are bringing dogs we will provide poo bags, bowls and dog towels which will be hung on the hooks in the utility room.
There is a hot and cold shower in the rear yard for cleaning those muddy paws.
There is a dog poo bin at the end of the lane.

There are 3 ground floor exits. Emergency lighting torches are provided about the house. Please see the fire safety information in the kitchen above the fire blanket. Shopping: Supermarkets in Minehead – Morrisons, Tesco, Lidl if you turn right at the roundabout as you reach the town. Co-op in the centre on the high street as well as Boots and lots of other shops. Lots of gift shops in Dunster but no supermarket apart from the Deli. Mini supermarket at Wheddon Cross (turn left on main road outside Timberscombe and keep going) with most things if you want a slightly shorter journey. Post Office with a few essentials in Timberscombe. Limited opening, would need to check current opening plans. They do some lovely fresh tasty ham and bacon. Local pubs with the owners recommendations: The Lion Inn, Timberscombe – the local. A lovely friendly pub - Recently changed hands and is now doing food lunch times and evening. Dog friendly. Look out for themed food nights. Royal Oak, Luxborough – Lovely position, great food. The Luttrell Arms, Dunster – gorgeous garden with castle views and good food and dog friendly. The Stags Head, Dunster – standard pub grub. The Rest and Be Thankful Inn, Wheddon Cross - Good standard pub grub with some specials and a warm welcome! Reeves in Dunster. Award winning fine dining restaurant that is fairly relaxed and relatively reasonably priced. Need to book. Loved the Beef Wellington. Great if you want something a little special. The Wheelhouse- Minehead. Tasty Home-cooked food. Family friendly upmarket restaurant that wont break the bank. The Old Ship Aground, Minehead – Lovely harbour spot with outside tables and good pub food. Here are ones we have heard good things about, but haven’t visited: Dunster Castle Hotel – tapas and gin bar Dunkery Beacon Hotel, Wotton Courtney – for a special occasion, gorgeous food Top Ship, Porlock and Bottom Ship, Porlock Weir -good pub food and lovely outside eating spaces with sea views Notley Arms, Monksilver, Great food, boutique style gastro pub Hunters Inn, Heddon’s Mouth – National Trust owned, bit further away but beautiful spot with lovely garden and walks to a little cove. Cafes: Torre Cider Farm and shop – Lots of outside eating space, great cider and good for children who can visit the animals and play areas. Chapel House, Dunster – quirky place with great food Wi-Fi and gift shop Dunster Castle Water Mill – gorgeous streamside garden and great hot food and cakes etc Locks Victorian Tea Rooms, Dunster – in a hidden courtyard off the High Street with lovely garden and great food. Cobblestones, Dunster – great sandwiches and quiche Olde House, Dunster – good coffee, cake and garden at the back Periwinkle Café, Selworthy – Idyllic location, epic cream teas and cakes Kitnors Café, Bossington – Garden seating only, very pretty and great food and coffee, in stunning location and fantastic walk to Hurlestone Point Apple Tree, Minehead – very cosy, lots of books to read as you eat, garden at the back

Timberscombe Common – Go up the steps out of the back garden and keep left to join the track. Turn right towards the farm. Walk up and through the gate, past the farm on the right, then go through a gate on the left a bit further on. Walk up through the woods until you come out on to Timberscombe Common with superb views towards Dunkery Beacon and the sea. Walk up the hill and go over the stile, then keep the fence on your left until you come to another stile and turn left, to follow the path back down into Timberscombe. Beware of cows on the common (especially if they have calves, and if you have a dog!) - advise to keep your distance. From the cottage there are also lovely circular walks to Wootton Courtney and to Dunster – see OS map for routes. Dunster Beach – park for free in the road and walk on the coastal path to Minehead for fish and chips on the front, or to Blue Anchor and the Driftwood Café or Hoburne Café. Porlock and Porlock Weir – lovely walks across the bay or up through the woods from the road up beyond the Top Ship Pub. Very steep but worth it to walk through Hawkecombe looking at all the beautiful cottages and houses by the stream, then down through Doverhay to the quaint little museum back in Porlock. Lynton and Lynmouth –spectacular coast road to get there, abundant gift shops, pubs and cafes and funicular railway, magical walks around the Valley of the Rocks with wild goats! Bossington – from carpark opposite Kitnors café, walk up to Hurlestone Point for spectacular coastal views. Dunkery Beacon – endless walking routes with magical views, red deer and Exmoor ponies North Hill, Minehead. Drive up out of the town to park and walk the coastal path with breathtaking views, especially if you drive all the way along to Selworthy Beacon and the car park overlooking Porlock and Bossington Bay. Watchet – pretty harbour with East Quay art centre - (open studios, gallery and fantastic cafe) and more pubs and cafes Quantock Hills– like a mini Exmoor with red deer, ponies and beautiful wooded valleys and hill top moors with panoramic views.
