Church View, Porlock is ideal for families or groups looking for a base in this lovely Exmoor village. Situated just a short walk from the High Street, there's a great selection of restaurants, pubs, cafes and tea rooms all within about 5 minutes on foot.
Church View in Porlock (Somerset), within Exmoor National Park, is a comfortable 3 bedroomed mid-terraced property in a quiet area of the village, nestled between the Church and the local recreational ground. A very short walk through The Drang leads into the heart of the village with pubs/restaurants/shops all within easy walking distance. The house comprises a King-sized double bedroom, a standard double bedroom, a twin bedroom (which can be converted into a third King-sized double) and one family shower room (no bath) upstairs. Downstairs is the kitchen, and the sitting room with dining area and sliding patio doors leading into the rear garden. Sleeps up to 6 guests in 3 bedrooms: One King-size double bed, one standard double bed (4'6") and one twin bedroom. The twin bedded can be zipped together to make another King-size double bed, if required. Upstairs bathroom and toilet with large, electric shower (no bath). Large sitting room with a four seater settee and two seater couch (both firm support), with dining area and dining table comfortably seating 6. The sitting room leads onto a private and enclosed rear garden with patio area. From the garden a lockable gate gives access to a footpath leading to the Recreation Ground (less than 100 metres) with excellent children's playground and through The Drang to the High Street (less than 2 minutes walk). You can also access the Rec and The Drang from the front of the house via the footpath through Church View. The kitchen is well-equipped with a large fridge/freezer, washer/dryer, slimline dishwasher, double fan oven with electric hob and grill, microwave, kettle, toaster and a small table and chairs. Plenty of cutlery, crockery, glasses, pots and pans and cooking utensils are provided. Free roadside parking in the cul-de-sac (not allocated) and private parking at the garages neighbouring the house. Wireless broadband available at no extra cost. Large 55" HD Smart TV with Freeview provided. Electricity and heating included. Towels and linen provided. Dogs welcome (2 max) for £15 supplement per dog Up to two dogs are welcome by prior arrangement. A supplementary fee of £15 will be added to your invoice per dog to cover additional cleaning costs. Please do not allow your dogs on the furniture or upstairs, or use the dogs throws provided. Do not leave them alone in the property at any time. If you wish to bring more than two dogs, please get in touch to ask and let us know the size/breed of the dogs, as this may be possible. Arrive from 4 pm and depart by 10 am Strictly non-smoking. The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

The front door opens into the hallway. To the left is the kitchen which is well-equipped with free-standing fridge-freezer, washer/dryer, slimline dishwasher, microwave, electric double fan oven, with grill and hob. Plus toaster, kettle, a variety of kitchen utensils, cookware, cutlery, crockery and glasses. The kitchen also has a small table and chairs. To the rear is the spacious sitting room with dining table, suitable for up to 6 guests which can be folded away to provide more room in the area, if needed. There is a 4 seater settee and a 2 seater couch (both firm support) with throws and a large 55" HD Smart TV. Fibre broadband is provided. The sitting room includes an electric wood-burner effect fire which can be used just for visual effect, if required, or as auxiliary heating. The sitting room is well stocked with books, CDs, games and a mini h-fi with speakers. The Hallway includes a large under stairs cupboard with shelving, storing an ironing board and iron, clothes airer and a highchair. Also stored in this cupboard is a vaccum cleaner, broom, the recycling boxes, dogs towels and a dog bed, plus buckets and lines to use for crabbing at the Weir. There is also a further large cupboard by the front door for coats and shoes/boots. There is a stairgate fitted for use at the bottom of the stairs. The three bedrooms and family shower room are all upstairs. The shower room comprises an electric ladder towel radiator, sink, toilet and large electric shower unit. Bedroom 1 has a king-size double bed, chest or drawers, bedside drawers with touch lamps, under bed drawers and a double mirrored wardrobe. Bedroom 2 has two single beds (which can be zipped together to provide a king-size double bed on request, please note this on your booking). This bedroom has divan under-bed drawers, bedside drawers with lamp and single mirrored wardrobe. Bedroom 3 has a double bed, bedside drawers with lamp, dressing table and drawers, and a single mirrored wardrobe. A highchair is available if needed. Electricity and heating costs are included in the price of your accommodation. Church View is fitted with electric storage heating and electric panel heaters in the bedrooms, which can be adjusted to suit your preferences. There's also an electric 'wood-burner' fire in the sitting room, which gives a lovely cosy feel and can be turned on with a simple switch. Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. A small amount of tea, coffee, sugar, milk and biscuits are provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like a salt, pepper and a few herbs or spices available. Cleaning materials such as washing up liquid, surface cleaner, dishwasher tablets and laundry capsules will be present in the property. One or two toilet rolls will be provided. Please do not allow your dogs on the furniture without using the throws provided, and please do not leave them alone in the property at any time.

Church View is located in a pedestrianised area, off a quiet cul-de-sac, the house is approached by a pedestrian path passing a small lawned area with stone bench, to the front door. To the rear of the property, the sliding patio doors in the lounge open onto the patio, with table and chairs. Another door from the lounge also leads into the garden. Both doors have a step or two onto the patio. The rear garden is enclosed with garden panelling on all 3 sides and a lockable gate at the far end that opens onto a footpath which takes you to the Recreation Ground, less than 100m away, with a very well equipped children’s playground, free to use tennis courts and a Bar-B-Q area. Or to The Drang which leads you to the centre of Porlock and St. Dubricius Church just a minute away. There is also a lockable shed in the garden, housing extra garden seating. It can be used to store bikes too if required. There are views of Hawkcombe from the rear of the property, and a number of walks and cycle rides are accessed directly from Church View.

The region
+ MorePorlock is a wonderful working Exmoor National Park village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre, several art galleries and a range of independent restaurants, shops and tea rooms. Porlock ...Weir is approximately 1.5 miles from Porlock and is well worth a visit. There are two restaurants and a pub, plus a range of individual shops such as tea rooms and Exmoor Glass. Many of the shops in Porlock and Porlock Weir are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season. Minehead is the nearest town, approximately 6 miles from Porlock. Here you will find the larger supermarkets and petrol stations (Tesco, Lidl and Morrisons are all situated on the outskirts of the town and have longer opening hours), high street banks with cash machines, plus a range of other shops throughout the town.
Porlock has plenty of options for eating out with three pubs and a range of restaurants and takeaways. They are all within a few minutes easy walking via the pedestrianised footpath of The Drang. There are also some lovely tearooms and cafes along Porlock High Street, open during the day. Porlock has two well-stocked mini-supermarkets - the Spar at one end of the High Street (West) and the One Stop at the other (East), both within easy walking distance. There is also a traditional butchers on the High Street near the One Stop.
Porlock has a very well run Visitor Centre with lots of brochures, maps and information about things to do while staying in Porlock. See online at https://www.porlock.co.uk The Visitor Centre and Community Library are situated in the Old School Centre at the end of the High Street (just by the turnoff to Porlock Hill & Lynmouth, and to the beautiful harbour of Porlock Weir). There are lots of walks and cycle tracks leading from Porlock, all within a stones throw of Church View. You can easily walk or cycle everyday straight from the house without ever getting the car out! Recommended walks include: To Porlock Saltmarsh and the Sea To Bossington and Hurlstone Point To Selworthy & Selworthy Beacon To Minehead via North Hill To Porlock Weir via the Woodland Walk or coastal path To Hawkcombe Head To Horner To Ley Hill To Porlock Hill There is also the very popular local circular walk (approx 2 miles) known as the Horseshoe along the lanes leading from Doverhay to Hawkcombe and back round to the Church and Porlock High Street
