Seaview is a unique property situated in an elevated position in the beautiful village of Lynmouth. Coastal paths are very nearby and the two 'Lyn' rivers run either side of the property, which flow from the hills of Exmoor, through Lynmouth and out to sea.
Seaview is approached via a footpath up from the roadside to it's elevated position overlooking the lovely village of Lynmouth. The accommodation is laid out over four floors, comprised of four bedrooms all with sea views. The master bedroom has an attractive four-poster bed with en-suite shower room with toilet. There is a second double bedroom with en-suite shower room and toilet on the second floor. The third and fourth bedrooms are twin rooms which are situated on the third floor (with sloping ceilings), there is also a bathroom with bath and shower attachment and toilet also on the third floor (please note there is restricted height due to sloping ceilings over the bath). Sleeps 8 people in 4 bedrooms with 3 bathrooms Two double bedrooms (one with four-poster bed) and two twin bedrooms. Spacious Grade ll listed Georgian property dating from 1721 Many original features including beams, ornate fireplaces and large sash windows Beautiful sea views and boarded by the East Lyn and West Lyn river on each side The Two Moors Way (footpath) passes by, ending in Lynmouth where the moor meets the sea! Quietly situated in an elevated position with restaurants, pubs and shops within easy walking distance Enclosed and terraced patio with decked area to the front (may not be suitable for unsupervised children) Towels and bed linen are now NOT being provided since the covid-19 pandemic, please bring your own. Wifi, electricity and heating included Travel cot and high chair available Dogs welcome (max 2) by prior arrangement and for £15 supplement per dog Arrive from 5 pm Depart by 10 am A spacious living room with large ornate fireplace is located on the first floor, the window seat is a lovely spot to relax and enjoy the views. There is also a cloakroom with toilet on the first floor with a laundry room off the first landing. The dining room and the kitchen are both on the ground floor, french doors lead from the kitchen out onto the patio and decking area so it easy to transport breakfast or dinner outside to enjoying dining al fresco. We suggest that this property is not suitable for anyone with limited mobility as the accommodation is set out over four levels and the property is approached via a footpath up from the road to it's elevated position looking out over the village. It's about 40 paces from the roadside to the front door, which includes 4 steps through our gate into the garden area, and then another 4 (approx) steps up to the front door. You are welcome to bring up to two dogs with you by prior arrangement. A supplementary fee of £15 will be added to your invoice per dog. Please do not allow your dogs on the furniture or upstairs and do not leave them alone in the property at any time. Seaview is strictly non-smoking. The property will be ready from 5 pm on the day of your arrival (early check-in is not possible, sorry). Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Seaview is fitted with fridge, freezer, (the fridge is three shelves plus a salad drawer, the freezer has a fast freeze flap plus two drawers) microwave, electric oven and hob and dishwasher (the kitchen is fitted with an Aga but it is not in use). Other equipment includes toaster, kettle, a variety of kitchen utensils, cookware, cutlery, crockery and glasses. There is a laundry room, washing machine and tumble dryer on the first floor. A television, DVD player and CD player is provided. Wireless broadband is available at no extra cost. Nespresso Coffee maker is available. Electricity and heating costs are included in the price of your accommodation. Seaview is fitted with oil-fired central heating, plus there is an open-fire in the living room on the first floor (please note logs are not provided for the fire). Towels and bed linen are now NOT being provided since the covid-19 pandemic, please bring your own. Travel cot and high chair available for guests to use. Please bring your own bedding for the cot as this is not provided. Sorry, no stair gate available.

There is an enclosed and terraced patio of a good size with decking, lights and garden furniture to the front of the property. Please note that this area may not be suitable for unsupervised children due to the steps and different levels. To the rear of the property is a small yard which is ideal for storing surfboards, drying, etc. Please note, there isn't a sea view from the garden, only from the upper floors in the house.

The region
+ MoreLynmouth is a very special place to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking, the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet not far up the valley road, a... beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive. Lynmouth has a good choice of shops, pubs and restaurants all within a few minutes' walk. The twin village of Lynton is perched on the hill above Lynmouth, and is accessed via road, footpath or the famous funicular railway; Lynton has a small cinema, as well as tennis and bowls facilities. The larger towns of Minehead and Barnstaple are approximately 17 and 20 miles away respectively, here you will find the larger supermarkets, high street banks, etc.
There are a number of places to eat and drink in Lynmouth, all within walking distance.
Explore the Doone Valley. Star gazing on Exmoor being an international dark sky reserve. National Trust -Arlington Court & Carriage Museum, under 30 mins. Horse riding on the moor. Fishing trips out in Lynmouth Harbour. Boat trips along the coast . Cinema in Lynton .
If I were going for a walk from Seaview, I would have various options.... 1. Most strenuous option: Turn right out of the gate. You are at the start of the Two Moors Way (so you could walk all the way to Plymouth!). The first section is solidly steep up to the brow of the hill. At least 15 minutes puffing, but lovely woods to walk through. Once you get to the top, turn left and walk along the path looking across the moor, Countisbury Hill, and down into the valley. There will be one short descent and then re-ascent before you continue on the level for a bit longer. At a certain stage you get the option of turning left and descending some large steps into an open 'prairie / meadow' from where you can look left back to Lynton. Crossing the meadow, you then enter the woods to step down to the Watersmeet road. Cross the road and you come to Watersmeet tea rooms (not sure of opening dates), and can choose your route back to Lynmouth from there. Suggest this will take a couple of hours? 2. Still strenuous: Walk up to Lynton and along the North Walk to the Valley of the Rocks. Walk down through Lynmouth to the carpark beyond the Cliff railway. You can either walk up the tarmac path that weaves in and out of the railway, or you can go into the carpark and choose a woodland path up to the North Walk. If you choose the woodland path, simply turn right along the North Walk which is a tarmac path that takes you along the outside of the hillside. You will have wonderful sea views all the way around and down to the Valley of the Rocks. Then simply walk up the road back into Lynton and back down to the house. The North Walk begins beside the Anglican Church. 3. Less strenuous, lovely walks: A. Walk down to the road, across the carpark on your right, across the bridge and up Tors road towards Watersmeet. After a mile or so you can choose to veer right (signposted) on a path that will take you wetly beside the rushing river, or stay left for a little while to take the high road. The only problem with the high road is that last time I was there it did not signpost where you need to turn right, so you might do better to take the high road on the way back! It will take you less than an hour to reach Watersmeet Tea rooms. B. From the tea rooms you can come home, or you could carry on, keeping the river on your right. It takes you up through glorious woods to Brendon where there is a good little pub, The Rockford Inn. Maximum of another hour / 40 mins each way. C. From the tea rooms, keeping the very lively river on your left you could carry on to Brendon through beech woods and a steady climb. At the top you need to find the road and walk down to the left to the pub, where there is a footbridge to cross to the other side and descend. 4. Least strenuous: Take a nice walk down to the beach!
